Rob Morgenstern has spent more than 20 years in New York City multifamily real estate, from brokerage and investing to the day-to-day work of operating over 4000 units in NYC in his career. He founded Stone Street Properties in 2010 and launched Canvas in 2015. As CEO of Canvas Property Group, he leads a platform spanning multifamily investing, lending, property management, leasing, construction, and asset management.
Canvas’s owner-operator business manages more than 2,000 units across prime Manhattan and Brooklyn. The portfolio runs from Class A multifamily to a growing receivership management practice, where Canvas operates assets of all kinds that are in some level of default.
Morgenstern recently launched Canvas Real Estate Credit (CREC), backed by a credit manager with $20 billion in assets under management. CREC makes floating-rate whole loans of $10 million to $100 million secured by multifamily assets across the New York City MSA.
Canvas has also built an internal data warehouse that connects accounting, leasing, compliance, and city data to surface patterns across portfolios. AI supports analysis and repeatable workflows, while experienced managers stay responsible for decisions that affect an asset.
Separately, Morgenstern recently launched Sidewalk, a residential listings platform built to be a renter’s co-pilot in finding the right neighborhood, building, and apartment. The same data powers an enterprise platform for lenders, LPs, operators, and investment and capital markets brokers which conceptually will serve as a competitor to Green Street or Co-Star specifically for NYC Multifamily.
