Paul Mullin helps owners, investors and operators turn real estate opportunities into senior living communities that work financially and operationally. As co-founder and principal of Flatiron Development Group, his work ranges from financing and developing new memory care communities to converting office buildings for senior housing use.
Paul has helped deliver more than $900 million in senior housing and multifamily projects, encompassing over 5,000 residential beds across more than 100 properties. During 13 years at Silverado, he helped develop more than 3,000 beds, building an understanding of how site selection, building design and development costs affect care delivery, staffing and operating performance.
His current work includes Rancho Springs in Rancho Cucamonga, a new 72-bed community developed with Anthem Memory Care and targeting a November 2026 opening. Financed through HUD’s Section 232 program and private equity, the project offers a timely example of moving new development forward in a difficult capital environment. Flatiron is also advancing Silverado’s entitled memory care development in San Jose through design, permitting and construction.
Paul’s adaptive reuse experience includes a medical office conversion to senior housing in Rancho Palos Verdes with Cogir, where Flatiron served as owner’s representative and construction manager. This experience informs his approach to evaluating whether an existing property can support a new care model, a viable operating plan and an achievable development budget.
Paul’s focus includes continued growth in private pay senior living and expanding access for the middle market through adaptive reuse, practical technology and new partnerships. He welcomes conversations with property owners evaluating conversions, investors seeking development partners, and healthcare providers exploring opportunities with senior living operators.
He holds a B.A. from UC Santa Barbara and an MBA in Real Estate Finance from USC Marshall, where he served as class president. His industry and university involvement includes Vision Centre, NIC’s Future Leaders Council and the USC Marshall Alumni Board of Advisors.
