Eric Edelman is the Managing Partner of Bespin Capital, a one-person GP firm dedicated to revitalizing aging buildings—particularly underutilized office properties—and transforming them into vibrant housing throughout the Northeast. Bespin Capital specializes in leveraging public incentive programs, including federal and state historic tax credits, to drive economic development and deliver exceptional projects. Eric partners with other developers on a deal-by-deal basis.
Notable projects include:
- The Lofts at the Foundry (Newburgh, NY): A 70,000-square-foot adaptive reuse of a century-old mill into loft apartments overlooking the Hudson River.
- Lauderdale Lofts (Providence, RI): A 35,000-square-foot conversion of a historic office building in the Financial District into ground-floor bank space with loft apartments above.
- Valeur Lofts (Stamford, CT): A 35,000-square-foot transformation of a downtown historic office building into mixed-use space with banking on the ground floor and residences above.
Prior to founding Bespin Capital, Eric was an executive at Common Living, then the largest operator of coliving and micro-apartments in the United States. He brings deep experience at the intersection of PropTech and real estate development, with a career rooted in innovation and impact.
Eric holds a B.A. in Economics from Bowdoin College and an MBA from Harvard Business School.
