Rachael L. Kish is the Senior Vice President of Operations at Asset Living, where she leads operational strategies to optimize performance and drive growth across her 6-state portfolio. With 22 years of experience in the property management, Rachael is an expert in Class A lease-ups, value-add projects, and build-to-rent communities. She began her career in 2003 as a Lease-Up Leasing Consultant and has since advanced to a senior leadership role, guiding organizations to success with a focus on operational excellence and strategic innovation.
Rachael holds a Bachelor’s degree in Political Science and English, contributing to her strong problem-solving, communication, and critical thinking abilities. Rachael’s credentials include the Certified Apartment Manager (CAM), Certified Apartment Portfolio Supervisor (CAPS), an Arizona Real Estate Broker’s License, and the EPA 608 Universal Certification. These certifications underscore her deep knowledge and commitment to industry best practices.
At Asset Living, Rachael has been instrumental in several key initiatives, including the development and implementation of a Performance Strategy Call in her division and eventually adopted and expanded across the national organization. Furthermore, she spearheaded the implementation of an innovative budgeting platform, streamlining processes and enhancing financial efficiency, another example of a division initiative which was expanded nationally. Additionally, Rachael has played a crucial role in the company’s expansion into new markets, including California, Las Vegas, and El Paso.
An industry thought leader, Rachael is a two-time speaker at the National Apartment Association (NAA) and has been a panelist for organizations such as CREW Network, IMN, Multifamily Women, Multifamily Innovation Council, Zonda, and the Arizona Multihousing Association. Additionally, she has served as an instructor, sharing her expertise with the next generation of multifamily professionals. Rachael was also published in 2024 as a “Market Expert” by Costar, where she shared her insights on the state of the multifamily market in Phoenix, AZ, further cementing her reputation as an industry leader.
Outside of her professional life, Rachael is actively pursuing her passions in aviation, vineyard caretaking, and is currently working toward becoming a sommelier. She enjoys traveling with her husband of 22 years, Jason Kish, and their two children, Samuel (17) and Jana (9). When possible, Rachael enjoys unwinding at their home in Vermont.
